It is very common to have some sewage pipework within your property boundary. Sometimes this may directly affect your proposal where any sort of construction takes place above this pipework. This is because sewers often run beneath back gardens.

These works will require a build over agreement between you and your utility provider. You will likely need to submit an application if you're building within 3 metres of a public sewer, or within 1 metre of a public lateral drain.

Will I need drawings for a Build Over Agreement?

If you're building within 3 metres of a public sewer, or within 1 metre of a public lateral drain. It is recommend to submit a Build Over Agreement Application. If this is for an extension to an existing property and your sewer has a diameter of 150mm or less. You could apply for a free self-certify build over agreement. However, this would need to be confirm with your supplier as this is usually just one criteria that needs to be satisfied.

If not, a standard Build Over Agreement Application would need to be submitted

What is needed for a Build Over Agreement

In order for us to create build over agreement drawings for you. We would need the following information

1. Drawings of the Property - including the Development (Drawings that were submitted as part of a planning application, if you don't have these. There are many different options if you do not have drawings

2. CCTV Drainage Survey - We would require the report from a CCTV drainage survey showing the pipe route and the diameter of pipework. An example is shown below.

3. Details on Foundations - We would require details on the foundations that will be used. If this is not decided. We can add this for you
